Tenants' Information

Looking for a new place? We let and manage mainly unfurnished houses in the Rossendale area. Please click on the 'Properties' tab above to view the houses we currently have on our books and their availability. Just so that you know, we share the cost of setting up a new tenancy equally between the Landlord and the Tenant and as such our tenants pay just one fee each of 55 inclusive. This covers everything that we need to do such as credit checking, obtaining references and drawing up your tenancy agreement and other tenancy paperwork including renewals, from the start of your tenancy right through to the end, there are no hidden charges or "surprises" for you to worry about. Finding a property

If you see an available property you would like to view just give us a call and we will arrange a viewing asap! It's wise to start looking about a month before you wish to move, as the majority of our properties are viewed and reserved very quickly. Our tenancies are granted for a minimum term of 6 months.


Viewings will be arranged at a time to suit you, including evenings and weekends, and you will be accompanied by a member of staff, who can give advice and answer any questions you may have.

Reserving the property

Once you have decided on a property, you may need to reserve it by paying a 'holding deposit' this is at the Landlords discretion. Assuming the tenancy goes ahead, this money will then be deducted from the balance due before you move in. If for any reason the landlord declines to grant the tenancy, the holding deposit will be automatically refunded. However the deposit will be forfeit if you yourself decide not to proceed, or if you fail to provide complete and accurate information when completing your tenancy application form.


As a minimum we will require references from your Employer, your current Landlord or Agent and your bank. In addition we will seek character references and in some cases may also require a guarantor.

In addition a full credit check will be undertaken by an independent referencing company, who will obtain and evaluate all of the references obtained.


Rents are quoted per calendar month, and payable monthly in advance. The tenant is also responsible for paying Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by standing order to a specific and totally separate Client bank account.


A tenancy deposit equal to one month's rental will be required. This deposit will be treated in accordance with current Tenancy Deposit Protection regulations, and you will be advised which protection scheme is being used. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent payment.

We are able to suggest a variety of insurance policies for tenants, including the following -


Up to your selected sum insured for damage to your household furniture, equipment, furnishings, clothing and personal possessions whilst in your home (excludes business equipment).

Landlord's Contents

For accidental damage to your landlord's contents, fixtures & fittings for which you are responsible.
